Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $75
Administrative fee: $300 non-refundable
Corporate Application Fee: $100 per corporation
Corporate Occupant: $25 criminal background per occupant
Guarantor Application Fee: $75
Holding Deposit: $100 will be applied to move in costs
Security Deposit - regular: $250 based on results of credit report
Security Deposit - Additional: $500 based on results of credit report
Security Deposit - Maximum: Equivalent to 1 months rent based on results of credit report
Pet fee at move-in non-refundable: $350 1st pet, $150 2nd pet
Monthly pet fee: $25
Garage - Detached: $80
Garage Remote Deposit: $50 refundable
Refundable Garage Remote Deposit: $50
Package/Parcel Late Fee: $3.00 after if not picked up after three days.
Water/Sewer: Varies monthly based on usage, billed directly from utility company to resident
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name.
Late Fee: Late fee of 10% of the market rent is charged on the 6th.
NSF Fee: $40 plus applicable late fees
Termination Fee Choice 1: Equivalent to two-month base rent
Termination Fee Choice 2: Owe future rents through lease term or new resident moves into apartment
Apartment Transfer Fee: $800 if lease is current and not expired paid at time of move in/transfer. ICT's must pay $250 Holding Deposit at time of request for transfer. Refundable if denied or cancels within 3 business days
Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $350

Rent $25

Comments: A nonrefundable fee for 1 pet of $350 and an additional $150 for a second pet due at move-in. Only one fee for 1 or 2 pets of $25 a month. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

The Colony at Deerwood Apartments requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
